Information Meeting

Thank you everyone who attended our information meeting at the Township. We know that some of you were not able to attend the meeting so we have uploaded the presentation to our website. Click on the link below to download the presentation. Project cost estimates are included in the presentation.

Read our Report

As part of this project, we have hired G2 Consulting Group, an Engineering Firm specializing in road engineering. This firm has provided us with a Geotechnical Pavement Investigation to determine our current road structure status and how to repair our streets cost-effectively.

Q and A at the Township

October 6th 1:00PM - 3:00 PM

Independence Township Hall

Join us this Sunday for an opportunity to ask questions at Independence Township Hall. Kim Feigley, the township assessor, will be on hand to answer any questions you may have about the project. We will also have the Formal Petition ready to sign at this time.

Road Resurfacing and Selective Curb Replacement
Goal: Restore our road network to provide a safe and smooth surface for our neighborhood in a cost-effective manner while increasing property values and homeowner satisfaction.

What are the Options for Road Repair?

We have three options for repairing our roads.

01

Do Nothing

The roads will continue to deteriorate. The HOA does not have the funds required to repair the roads as they worsen. We expect that potholes will rapidly become an issue as the base weakens over the next two years. Our options for road repair in the future would also be limited as the base continues to weaken.

02

Remove and Replace the Entire Road Infrastructure

We could remove and replace the entire road infrastructure. As mentioned previously, the cost is prohibitive, and we expect that the cost could be a burden on families within the subdivision. This option would give us brand new roads, however, which could be expected to last 30 years.

03

Mill and Resurface + Selective Concrete Curb Replacement

Milling is the process of removing 4 inches of asphalt and resurfacing with new asphalt on top of the existing base layer. Curbs which have broken into multiple pieces or potholed would also be replaced. We have found this to be the most cost-effective solution for our homeowners.
